ASTI (Above Standard Tenant Improvements)

The acronym ASTI stands for "Above Standard Tenant Improvements" This term is used in the real estate industry and refers to modifications or improvements to the leased premises that go beyond the basic technical standard set by the developer.

Such alterations are usually made at the request of the tenant and may include special construction work related to the tenant's operations, extra equipment that goes beyond the basic specifications of the building, or the provision of rooms with typical low-current wiring. These fit-out works are often funded by the tenant or the tenant may 'rent out' the cost. In this case, the landlord will spread them over a longer period of time (usually the full term of the lease) at a set rate. The tenant will usually remove the ASTI at the end of the lease at its own expense, unless the parties agree otherwise.
